The FSBO Marketing & Net-Sheet Checklist

Sell it yourself the smart way — or see when representation nets you more.

Most FSBO sellers still pay a buyer's agent commission and lose 3–8% on pricing and terms. This checklist gives you the full marketing plan and net-sheet framework so you can decide with real numbers.

Pricing your home the right way

  • Pull 3 solds within 0.5 miles, closed in the last 60 days
  • Adjust for square footage, lot size, pool, and garage bays
  • Check active competition — you are pricing against them, not solds
  • Set an appraisal-defensible list price, not an aspirational one

Marketing checklist

  • Professional photos (24+ images, wide-angle, natural light)
  • Twilight exterior + drone for homes on premium lots
  • 60-second walkthrough video for social
  • MLS-syndicated flat-fee listing (Zillow, Realtor.com, Redfin)
  • Yard sign with QR code to a listing page
  • Open house Saturday + Sunday of week 1
  • Boosted Facebook/Instagram post targeting AZ buyer audiences

Contract & disclosure paperwork

  • AAR Residential Resale Real Estate Purchase Contract
  • Seller Property Disclosure Statement (SPDS)
  • HOA addendum + CC&Rs if applicable
  • Lead-based paint disclosure (homes built before 1978)
  • Title company selection and earnest money instructions

Net-sheet comparison

Run three columns at the same sale price: FSBO with 2.5% buyer-agent co-op, our Fast Track at under 2% total, and full service. Include title fees, HOA transfer, prorated taxes, and repair credits. The winner is not always the lowest commission.
