Choose your buyer type

  • 1031 buyer — motivated, willing to close on your timeline
  • iBuyer — convenient, usually the lowest net

Tenant-in-place strategy

  • Estoppel letter signed by tenant confirming lease terms
  • Cash-for-keys offer if vacancy will lift the sale price
  • 24-hour showing notice compliance under Arizona ARLTA
  • Prorated rent and security deposit transfer at closing

1031 exchange timeline

  • Day 0 — Close on the relinquished property with a QI already engaged
  • Day 45 — Identify up to 3 replacement properties in writing
  • Day 180 — Close on identified replacement(s)
  • Reverse and improvement exchanges available with advance planning

Off-market marketing channels

  • Private investor buyer database (cash, portfolio, and 1031)
  • Pocket listing shared with vetted buyer's agents
  • Rent roll + T-12 packet for institutional buyers
  • Discreet MLS entry when needed, protecting tenant relationships
